Can I invoice per square metre?

Yes. A price-book line carries its own unit, so m² sits alongside hourly labour and per-job materials on the same invoice.

How do I bill for unexpected preparation?

Add it as its own grouped section with a subtotal. The customer sees what the extra day was, not just a larger total.

Does the customer need an app?

No. They get a PDF, by email or through any messaging app. There is no portal and nothing for them to sign up to.
